Larimer County Treasurer ‘orange tags’ 530 mobile homes

About 530 mobile home properties were “orange tagged” by Larimer County in September, warning owners that their property taxes are unpaid and their homes at risk of being sold at a tax sale in November.

“We see about 93 percent of the mobile home owners paying because of the orange reminder tag,” Larimer County Treasurer Irene Josey said. “We feel it has great value to the citizens at a minimal cost.”

Last year nearly 500 accounts were paid because of the reminder. Tagging the homes typically takes one staff member about two weeks.

If the tax bill is unpaid by Oct. 1, under state law, the mobile home “shall be distrained and a tax lien will be sold in November.” Distraint — defined as “seized by distress” — comes with a $50 fee, which in some cases is about a third of the total tax bill.
